-Having a new layer of asphalt sealer applied every few years is vital to maintaining any asphalt surface. New asphalt begins to dull and turn grey as the sun and weather and traffic deteriorate the asphalt tar binder in the asphalt. Water can then penetrate the surface and erode the soil base causing cracks and potholes to form.
****To avoid the costly expense of having to completely repave a asphalt parking lot or driveway, having the existing cracks and potholes filled and then the entire surface sealcoated with a coal tar emulsion or an asphalt emulsion will completely seal the surface and protect the soil base from water damage. It also will bring that rich and jet black apperrience of new asphalt.****
-We use only airport grade commercial asphalt sealer, not watered down cheap asphalt sealer, like most companies use. It is mixed with sand and latex additives and applied by a combination of spraying and brushing.

In addition to asphalt sealcoating, crack and pothole repair is vital to properly caring for asphalt!
Due to settling of the ground, poor base design, and asphalt oxidation, asphalt will crack. When the asphalt cracks it is exposed to water damage. Water penetrates the cracks and gravity pulls it into the sub-base (stones) which deteriorates that supportive structure. This deterioration leads to asphalt depressions, pot holes and further cracking. Also, in the winter when water expands in cracks via the freezing process, the cracks will widen over time. Hot tar is applied to cracks to prevent water penetration. Hot tar is melted to 375 degrees and poured into the cracks. To finish the crack repair process the hot tar poured into the crack and smoothed to create a 4 inch band. All debris will be removed from the cracks before treatment.
